The Office Market in Oslo

Updated

Oslo is Norway's largest office market by far, with over 10 million square metres of office space. The capital offers a wide range of premises – from prestigious locations in the Barcode development to cost-effective alternatives in the outskirts.

The most sought-after office areas include Bjørvika/Barcode, Aker Brygge, Vika and Oslo city centre. Here you'll find modern premises with high standards, but also the highest rents. For businesses that prioritise price over prestigious location, areas such as Nydalen, Helsfyr, Lysaker and Skøyen offer attractive alternatives with good public transport connections.

Nydalen has established itself as a popular office area with metro access, a university and a vibrant environment. Helsfyr and Bryn attract businesses that want affordable premises with easy access to the E6 motorway and Gardermoen airport. Skøyen and Lysaker on the west side combine good public transport coverage with parking options, and are particularly attractive to international companies.

Vacancy in central Oslo typically ranges from 5–8%, but varies between sub-markets. Demand for flexible and sustainable office solutions is increasing, and many landlords now offer premises with green certifications such as BREEAM. Buildings without environmental certification increasingly find that tenants demand or prefer alternatives.

Hybrid work has changed office requirements. Many businesses are reducing space per employee but investing more in quality, meeting rooms and social zones. Activity-based offices with different work zones are becoming increasingly popular, especially among knowledge-intensive businesses.

The average lease term for office space in Oslo is 3–5 years, but shorter lease periods are available in the coworking segment. For traditional offices, 3 years is often the minimum required by landlords, but this can be negotiated – especially for larger areas or during periods of higher vacancy.
